There He Goes Again!

Pinecrest is a wonderful community, but unfortunately my opponent Ralph is once again trying to drag us into the mud.
Many of us are proud to live in Pinecrest, but you would never guess from Ralph’s tone we have been repeatedly rated as the #1 location to live in Miami-Dade and one of the very best in the whole state of Florida. We also maintain this high quality of life, with great schools and excellent police, with one of the lowest municipal tax rates.
Despite this, Ralph is claiming that on Council I have voted for density increases and taller buildings. This is just another of Ralph's Tall Tales. Repeating the lie does not make it true.
Here's the truth:
The US-1 Plan made absolutely no change to our single-family homes. Indeed, the Residential zones are protected better than ever from any new commercial intrusion thanks to required buffers the Village worked into the code. (Again, thank you to the Resident Architects and Planners for their insight.). My opponent, however, cherry picks a Village ordinance, to make it seem like density is being increased throughout Pinecrest. That ordinance is about the permitted density in certain, narrowly tailored US-1 commercial zones – should the property owner choose to redevelop as mixed commercial-residential. And if that ever happens, the max height is 4-stories. Further, any design will require approval by a Village Architect Committee. And yes, the Committee suggested permitting an additional 6 feet for aesthetic purposes. Not to add a floor. 4 stories. Period.
All of this was done in the Sunshine, over multiple meetings, with the Citizens Committee, and with input from Residents. My opponent apparently does not know any of this. He never chimed in at any of the meetings. He did not attend the meetings, as far as I know. He offered zero input whatsoever. Instead of constructive engagement, he’d rather bamboozle Residents to garner votes.
Pinecrest Residents deserve the truth. Pinecrest is bigger than Ralph’s Tall Tales about Tall Buildings.
